CEO for Kumla Bostäder and Kumla Fastigheter
Much is happening in Kumla.
The municipality is growing, the business community is developing, and housing supply is a central future issue. In the midst of this stand two well-managed and stable companies – Kumla Bostäder and Kumla Fastigheter. They are now looking for a CEO who wants to take over and lead the operations forward with both security and development power.
– “We have two companies with strong finances, engaged employees, and high satisfaction. Now we are looking for a leader who can build on what we have – and at the same time take the next step,” says Andreas Brorsson, municipal councilor (S), Kumla municipality.
Two companies – one common societal mission
Kumla Bostäder manages 2,214 apartments with an occupancy rate of 99 percent. The mission is clear: to sustainably promote housing supply and offer attractive homes with the tenant in focus. Here, business acumen is combined with social responsibility and active work for safe and inclusive living environments.
Kumla Fastigheter owns and develops 48 properties that strengthen the municipality's business community and its own operations. The portfolio includes everything from industrial premises and offices to schools and special properties. The company plays an important role in enabling development where the market does not fully suffice.
Together, the companies are strategic tools in Kumla's community development.
– “These are not two isolated property companies. They are engines in the municipality's development – for housing, entrepreneurship, and long-term sustainability,” continues Andreas.
A mission that unites stability, responsibility, and future building
After nine years with the same CEO, the companies stand firm. The finances are stable, the occupancy rate is high, and the culture is characterized by responsibility, cooperation, and strong satisfaction. There is a solid foundation to build upon.
At the same time, the external environment is changing. A new interest rate environment, increased costs, and high sustainability ambitions require clear priorities, long-term financial discipline, and the courage to make decisions that hold over time.
But the mission is not just about numbers and investments. As public utility companies, the operations carry a clear social responsibility. It is about creating safe residential areas, working preventively, strengthening inclusion, and actively contributing to Kumla's development. Here, social sustainability is not a side issue – but an integrated part of the business and a prerequisite for long-term stability.
The mission requires you to combine strategic development with stable management. The sustainability goals must be translated into concrete action through energy efficiency, thoughtful investments, and systematic work that strengthens both environmental, social, and economic sustainability.
– “We are looking for a CEO who can both read the balance sheet and feel the pulse in the residential area. Someone who understands that economic stability and social responsibility are interconnected – and who can make decisions that hold over time.”
The leadership that carries the culture forward
The organizations are characterized by competence, responsibility, and care. Many employees have long experience and deep knowledge of both properties and tenants. The culture is trust-based and characterized by a strong sense of togetherness.
Are you the right person for the mission? Then we would love to hear from you!
As CEO, you will be responsible for:
- Leading and developing both companies in line with owner directives and the municipality's goals.
- Ensuring good finances, stable returns, and long-term debt management.
- Driving strategic planning and developing the next business plan.
- Strengthening sustainability work within energy, environment, and social responsibility.
- Representing the companies in dialogue with political representatives, tenants, and the business community.
- Creating a safe, engaging, and developing work environment.
- Balancing investments and development needs against long-term financial requirements.
We are looking for someone who has:
- Relevant academic education or equivalent experience in real estate, urban development, economics, or related fields.
- Documented experience in responsible property management and long-term value creation.
- Strong financial competence and experience working with budgets, investments, and follow-ups.
- Experience in leadership with personnel and budget responsibility.
- The ability to navigate in complex environments with many stakeholders.
- Excellent communication skills and experience representing an organization externally.
It is an advantage if you have experience from municipal operations or the public sector, as well as in-depth knowledge of sustainability and energy.
As CEO, you will lead both companies and report to two boards with a common chair. You will be part of Kumla municipality's management team and become an active part of the entire municipal group's development.
You will be responsible for strategic planning and operational management, with direct personnel responsibility in the property company and through subordinate managers in the housing company. You will represent the companies externally, collaborate with politics, and build close relationships with tenants, the business community, and other stakeholders.
This is a role where you switch between long-term investment decisions and everyday issues regarding operations, safety, and service. Between municipal context and business requirements. Between stable management and the courage to develop.
